Listing tip for MLS or FSBO's. Never mention in your write up that your home is a fixer upper.
Although buyers are looking for fixer uppers it is not in your best interest to use that terminology. Lenders see red flags pop up when they hear that the seller refers to their own property as a Fixer Upper. It is best to let the pictures and the price speak for itself that way it is far more likely a mortgage will be granted to your buyer. Another thing that happens to the lister is he/she is immediately on their heels when it comes to negotiating. Just because you may think your home is a dog, doesn’t mean someone else will.
Now if you are a buyer seeking fixer uppers and need to sift through our MLS data contact me. I can create a search that zeroes in on homes that are clearly long on the market or something else is wrong with it. I can search by other fields that you can not get on MLS.
Here are some examples of possible deals to find. All these listings are older than 60 days.
